Corporate Sale Leasebacks

CSLB investors are typically 1031, pension fund and other institutional investors who purchase your real estate and simultaneously lease it back to you so that you can take a sleeping asset off your balance sheet and put it to work for you. The unlocked capital may help your corporation get through or even help you expand in the current market.

Your real estate is leased back to you on a long-term NNN lease arrangement – a buy-back agreement may also be an option. Not only does your corporation gain use of this unlocked capital, but there is no appearance of change to your customers or to the outside world.

The investors we use are not as limited by the tight credit markets as are others. CSLBs, therefore, may provide a good alternative to a bank loan. Furthermore, CSLBs will not show up as a liability on your company’s balance sheet and may be a good way to clear current debt, if any, and provide you with 100% of your company’s real estate value in cash to use as you wish.

The investors I’m currently working with are very respected, qualified and experienced in creating sale leasebacks with all types of corporations. Corporate candidates should have BBB or better credit and own their own real estate in excess of $1,000,000, up to $40,000,000. We are always looking for 1031 and other passive investors as well.
